(Very old) Fic involving an old female friend of Mulder that has 'mind-reading' ability

I am looking for a rather old (possibly novel length) fic in which Mulder and Scully consult on a case and run into an old female friend of Mulder's (think her name might be Susan or Suzie?). The friend has some sort of psychic/mind-reading ability and after the case is wrapped invites Mulder and Scully to spend a few nights at her and her partner/husband's place.

The house is a beach house I think and whilst at the house Mulder's friend enquires about the relationship between Mulder and Scully.

There is also one instance in which she hypnotises (or something) Scully in order to try and give them answers with regards to Scully's abduction and I almost think that her words to Mulder after the attempt is something along the lines of 'its the stuff nightmares are made of'.

Scully and the friend also goes off at one point (think in a convertible) and Scully questions her about how her (the friend's abilities) impact on her relationship with her husband.

At some point towards then end, the friend tells either Mulder or Scully that she is going to give him or her a 'gift' and that gift is the temporary ability to read the other person's mind and feel their feelings. This then allows Scully or Mulder (can't remember which) to feel exactly what the other is feeling during their first romantic encounter.
