I live north of the river. I'm not sure how much you know about the northland, but socially/racially, I would rate it as a mix of what you see in OP and what you see in Kansas City.
The businesses you see on North Oak Trafficway compare with what you see on Metcalf, from 95th Street to I-35. Variety of retail, and a lot of fast-food places. Recently, in the hot weather, I see EVERY fast-food place along North Oak with lines of cars at the drive-thrus. Apparently, nobody wants to cook in their home kitchens, heating up their houses. They'd rather go to Mickey-Ds and Taco Bell.
The quality of people they are finding to work in those places is on the slide.
Places are forced to close earlier, due to lack of workers.
Not only that, the people they hire are NOT the people I like to have preparing my food.
